Eight variances is an excessive amount of variances needed to approve the project. Only one variance is required.
There are several simultaneous applications requesting determinations that the center conforms to all of the city’s zoning code requirements which are similar to a Conditional Use Permit.
Kohl’s will build a two story store. Kohl’s will be a single story store. The store will be about the same height as the current Ralph’s building. Within the single story structure, a mezzanine is planned to function as a stock area.
Kohl’s building will loom over the neighborhood and exceed the code’s height restriction. Kohl’s building will meet city code. The exception is the architectural tower at the northeast corner of the building that will give the building the Spanish Colonial architecture complying with the Granada Hills Specific Plan. The highest tower will be about 35 ft. above the adjacent grade and 38’ above grade at the southeast corner of the building.
Regency does not care about the local community. Regency is one of the leading corporate donors to United Way, Habitat for Humanity, and actively participates in local charity and fundraising efforts.
The addition of Kohl’s to the shopping center will create so much congestion that Zelzah Ave. and San Fernando Mission Blvd. will have to be widened. The traffic studies conducted show that neither Zelzah Ave. nor San Fernando Mission Blvd. need to be widened. The Department of Transportation has concurred with this finding.
Regency is displacing long standing tenants in the Shopping Center. No permanent tenants are being displaced.
